I sell at the northern end of Sydney’s northern beaches, and nowhere else. A small market, known street by street.

Hollis Marlowe is a fictional principal agent invented for this concept project. His method is written the way a real prestige agent’s should read: specific, local, and accountable for every number.

Fourteen years on one peninsula means the comparables are memory, not research. Which streets take the nor’easter, which take the afternoon shade off the headland, where the water sat in the big rains. That is what an appraisal is built from.

Every appraisal starts with a walk - room by room, aspect, light, the fall of the land - and ends with one figure in writing, argued from settled sales shown line by line. No range designed to win the listing.
